The building is part of a real estate complex created in the 1980s, mainly for tertiary use and gradually transformed into a residential complex. Offices and commercial activities remain mainly in the spaces on the ground floors, characterised by the presence of large porticoes.

Contex

The property is located in the southern area of Rome Capital, close to the Grande Raccordo Anulare, in the Mostacciano district, which is located partly within this infrastructure, adjacent to the Torrino district, and partly outside, adjacent to but separate from the popular district of Spinaceto.

The area is characterised mainly by residential housing, with buildings of good quality, dating from the last decades of the 1900s, and is located about 10 km from the centre of the capital. In addition, it is well equipped with primary services (chemists, banks, shops, etc.) and is served mainly by free public parking. In the neighbourhood, close to the Raccordo, there is the famous Regina Elena National Cancer Institute - the San Gallicano Dermatology Institute, a private hospital centre of primary importance.

The accessibility of the area is good, despite the fact that vehicular mobility in the area suffers from problems related to the heavy traffic on the major highways. The position of the district with respect to the main road system is such as to make it easily accessible from outside the city: through the GRA and via Pontina, thanks to which you can reach the towns of the province south of the capital up to Latina. Public transport in the area consists only of buses, which allow, however, to reach in a medium time both the Roma-Lido railway (Tor di Valle station) and the underground line B (EUR Palasport and EUR Fermi stations).
